Cable TV or Internet Issues

For any cable TV issues you should contact Xfinity Customer Service directly at 800-934-6489.

Parking Issues

Tennis does not have assigned parking spaces.  Each unit is allowed to use 2 parking spaces and owners have a 3rd parking permit that can be used for guest parking as long as the lot is not full.

Parking passes should be displayed at all times.  When the lot is more than 75% full property management may tow cars that do not have valid parking passes displayed.


Issues with Pella Windows

For any issues with your Pella Windows (functional, weatherstripping, broken glass) call the Pella Repair Line:  ‭(303) 371-3750‬.  They are usually helpful but not inexpensive.

Landscaping 

If you have questions about landscaping contact Craig Wischkaemper (cwwtennisboard@gmail.com).  If you wish to do enhance the landscaping around your unit, that is an option that homeowners can do at their own expense.  You can use any landscaper you choose but you must obtain approval from then landscaping committee.  Complete an ARB request and submit to Craig Wischkaemper.  Please refer to the Tennis Landscaping Policy for more information.

Pets

If you rent your unit the maximum number of pets allowed for a rental guest is 2.  It is the responsibility of the unit owner to ensure that the HOA Pet Policy is being followed by owner guests.  This includes cleaning up after pets on the property and ensuring that pets are not barking and disturbing the neighbors. Problems with a guest should first be reported to the unit owner.  If not quickly resolved the issue should be reported to the property manager and the HOA Board.  If it is a rental guest the issue may be reported to the STR Hotline (970) 486-3010 with a copy also to the Tennis Board.  STR complaints may be filed online at:

Noise after Quiet Hours

  HOA Quiet Hours are between 11 pm and 8 am.    

If the excessive noise is coming from a unit that is being used by the owners, or guests of the 

owners, it is best to approach them and ask them to be quiet.

If it is after 11:00 pm and the noise is coming from a unit that is occupied by renters, 

you should call the STR Hotline, 970-486-3010, and report it.  You must give them the

contact property management and the HOA Board.   

The Board/Property management will in turn notify the unit owner.

If the problem continues after reporting consider calling the Town of Keystone

 police department.

If it is after 11:00 pm and the noise is coming from a unit that is occupied by renters, you should call the STR Hotline, 970-368-2044, and report it.  You must give them the address of the unit.  They will contact the designated agent for that rental.  You can also call the County Sheriff but it is important to also call the STR Hotline because they track complaints issued against each rental property and if there are excessive complaints, their STR license can be pulled.  Please note that the County's quiet hours are from 11:00 pm to 8:00 am so unless it is excessive noise, such as large outdoor speakers playing music, they will not enforce noise complaints prior to 11:00 pm.

Noise before 11:00 pm

If there is excessive noise coming from a neighboring unit prior to 11 pm it is best to first approach and ask if they can reduce the noise.    If the unit inhabitants refuse to cooperate you should contact property management who in turn can notify the unit owner if the owner is not present.  If the problem persists you can consider contacting the Town of Keystone police department.  Please also notify the Tennis board.

If the unit is occupied by rental guests you can file a complaint with the city by calingl (970) 486-3010 or notifying the STR hotline on the website below.  They are supposed to then contact the designated agent for the rental unit.  Please also notify the HOA board.
