CRAWLSPACE BELOW YOUR UNIT

The crawlspace below your unit is a common element of the HOA meaning that it is maintained and managed by the HOA.  The

crawlspace contains utilities for the building.   Owners may not store or modify the crawlspace below their unit without the permission

of the board through an application to the Architectural Review Committee.  New owners must obtain approval from the Board and

sign the licensing agreement to modify or store items in the crawlspace below their unit.  Items found in the crawlspace without

specific approval and a signed licensing agreement may result in a fine.  More detailed information can be found in the crawlspace

policy on this website under governing documents.  Crawlspaces contain 2 space heaters each.  Turning off the heater or the breaker

to the heater is a violation of HOA rules and may result in a fine.  Owners who have completed a crawlspace license agreement

and a lock has been installed on the crawlspace door must ensure that property management has a key or code to access the

crawlspace.


KEY TO YOUR UNIT

It is the responsibility of each unit owner to ensure that the Property management company has access to your unit by providing a key or combination to a digital lock.  In the event of an emergency if the management do not have access they are empowered to break the door down to access the unit and the expense for repairs will be owner responsibilit


CABLE TV & INTERNET

The HOA Pays for Xfinity Cable and internet.  If you want to subscribe to special channels not part of the basic Xfinity package you will need to set up a personal account with Xfinity.

INSURANCE

It is important for homeowners to have the correct amount of insurance coverage for their condo.  See the attached letter which provides recommendations for the amount and type of coverage for your personal policy.

TRASH PICKUP

Trash pickup is normally on Monday and Friday afternoons.  If there is a holiday during the week, then the trash is picked up on the following day.  Do not leave trash outside the trash shed and be sure to securely close the door to discourage bear activity.

RECYCLE

We do not have recycling service at Tennis because we were never successful in preventing contamination of the recycling with trash.  If you wish to recycle, you can take your recycling to either the landfill nearby or to the Silverthorne recycling center in Silverthorne. Recycling must be separated into glass (clear and dark), paper, cardboard, #1 and #2 plastic and aluminum/metal cans.  Silverthorne also has scrap metal recycling, compost and milk carton recycling.  Alternatively you can go to the landfill to recycle: they accept paper, cardboard, glass, plastic and other items.  Both recycling centers are free.

U.S. MAIL

There are no mailboxes at Tennis.  Owners who show proof of ownership can receive a free mailbox at the Dillon Post Office.

PACKAGE DELIVERY

Fed Ex or UPS will usually deliver packages to your doorstep using the address Unit# Tennis Club Road, Keystone 80435.  USPS will not deliver to Keystone.

BEARS

We do have bears that frequent Tennis, especially in the Spring and Fall months, but also through the summer.  They typically roam at night. It is important that you not keep any food items in your car if it is parked outside, even if it is locked.  We have had instances of bears smashing their way into the car in order to get something as simple as an open bag of potato chips.  Doors to the trash sheds should be closed securely to prevent bear entry.

MOOSE

It is very common to see moose roaming Tennis throughout the year.  They can be unpredictable, especially if it is a female with her young nearby.  You should never approach them.  Take your picture from afar!

QUIET HOURS

Quiet hours are from 11:00 pm to 8:00 am.  

MAINTENANCE ITEMS

If you have maintenance items that need to be addressed on the outside of your unit, including crawlspaces and decks, you should contact Summit Cove Property Management directly.  You can find their contact information under the Contacts->Property Management  tab of this website.  Any maintenance items required on the inside of your unit, including electrical, heating or plumbing, is your responsibility to address with a contractor of your choice.  If you contact property management about a repair please also copy a board member to ensure followup.

SNOW REMOVAL

We have two different contracts for snow removal.  One for plowing roads and one for plowing the parking areas., Hand shoveling of walkways is usually done by house staff or contract employees.  Contractually their service kicks in when there is 3 inches or more of accumulation in a 24-hour period.  The hand shovelers typically arrive early morning while the road plowing is usually later in the day.

LANDSCAPING

The Tennis HOA maintains the landscaping.  This includes a Spring clean-up, Fall pruning and noxious weed control throughout the summer.  If you want to add to your landscaping please read the Landscaping Policy and then contact the landscaping committee for advice and approval before making changes or additions.  Before you make any changes to the landscaping for your unit, front or back, you should submit a "Request for Architectural Approval" to the Board to ensure that your changes are in keeping with the overall look of the neighborhood.  

ARCHITECTURAL CHANGES

Any architectural changes you want to make to the inside or outside of your unit must go through the Architectural Review Committee.  Specific items needing approval can be found here.   You must submit a "Request for Architectural Approval".  This includes but is not limited to any changes to lighting, decks or roofs, adding or extending decks, interior remodeling of bathrooms, kitchens or other rooms other than simple replacement in kind (such as new fridge or washer/dryer without wall modifications.  The rules and regulations used by the Architectural Review Committee can be found under the Resources->Policies section of this website.
